The owners will show the guests around the property on arrival and instruct on the use of all appliances and facilities.

The house comprises of a stunning fully equipped kitchen/dining living space (60m2) with a vaulted ceiling, a further living/gamesroom (40m2) also with a vaulted ceiling, utility room with 2 washing machines, 5 bedrooms upstairs with solid oak flooring and fitted wardrobes and 1 Bedroom downstairs, 2 bath/shower rooms upstairs and 1 wet room downstairs, an outside covered dining area with built in bbq, a brand new 10x5m in ground heated swimming pool, with electrically operated full safety cover, 260m2 terraced/decked area and enclosed gardens ideal for a game of football, cricket or rounders.

The ground floor is all on one level and is therefore suitable for Wheelchairs.

We live next door to Gite Beauvais and can assist with any problems you may incur, quickly and efficiently.

TERMS AND CONDITIONS

Contract
The Property is offered for temporary holiday rental only, subject to confirmation by (“the Owner”) to (“the Client”) from 16:00hrs on the arrival day as stated on the booking form until 10:00hrs on the departure day as stated on the booking form. The Client acquires no rights whatsoever over the Property excepting occupation as a holiday let for the period booked.

Reservation Deposit
To reserve the property the Client must be over 18 years of age. On confirmation of availability the provisional reservation will be held for 5 days during which time the Client must return the fully completed and signed Booking Form to the Owner together with the non-refundable reservation deposit of 25% of the holiday value. The Owner will acknowledge receipt of the deposit payment and the booking form by email, this is the formal acceptance of the booking.

Final Payment
The balance of the rent, together with the security deposit of £300, is due not less than 8 weeks/60 days before the start of the rental period and once paid is non refundable. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 8 weeks of the start of the rental period require payment in full at the time of booking.

Security Deposit
A security deposit of £300 is required in case of, damage, loss or breakages to the property or its contents and to ensure that the house is cleaned and left in the condition as found on arrival. However, the sum reserved by this clause shall not limit the Client’s liability to the Owner. The Owner will account to the Client for the security deposit and refund the balance due within 7 days after the end of the rental period. The Owner reserves the right to make retention from the security deposit to cover any breakages, damages or additional cleaning costs if the Client leaves the property in an unacceptable condition.
An end of stay cleaning service is available, if required, at a cost of £100.

Arrival and Departure
The rental period shall commence at 16:00hrs on the first day and finish at 10:00hrs on the last day for the property booked. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated. In the event of an early departure, no rental will be reimbursed unless with the prior agreement of the Owner.

Occupancy
The Client agrees to be a considerate tenant and to take good care of the property and to leave it thoroughly cleaned and in a tidy condition at the end of the rental period.
The Client shall report to the Owner, without delay, any damages, defects or breakdown in equipment, machinery or appliances in the property, gardens, swimming pool or any of the facilities, so that arrangements for repair and/or replacement can be made as soon as possible.

The Client must not under any circumstances, occupy the property with more than the number of people advised on the booking form otherwise the Owner can claim a supplement to the rental paid, or refuse entry to the property.
The Client agrees to allow work to be undertaken in the property that is of an urgent nature, such that it cannot be postponed.
Swimming pool (May to September)

The Swimming Pool is 10m x 5m x 2.1m(deep end) 1.1m(shallow end). Weather dependant (usually May to September).
Pool towels are not supplied – please bring your own towels. The pool must be covered when not in use, for insurance purposes, and from 9pm to 9am. There is a security/safety cover for the pool, operated by an electrical device enabling the pool to be covered and uncovered easily by one person.

This cover is not designed to be walked or played on, please do not permit your child/children or dogs to go on the cover.
Diving is not permitted. No breakable drinking glasses or bottles to be used around the pool area (plastic only please) or food (crisps etc). Children to be under parent/guardian supervision at all times, the owners cannot be responsible for their safety, there is no lifeguard on duty.

Cancellation
All cancellations by the Client must be made in writing.
The Client is strongly recommended to arrange a comprehensive travel insurance policy, at the time of booking, with cancellation cover, so that in the unfortunate event of you having to cancel this may enable you to claim non- refundable monies. It is also recommended to have full cover for the party’s personal belongings, public liability etc. since these are not covered by the Owner insurance.
Refuse disposal

All glass, paper, magazines and newspapers must be disposed of in the recycling bins located in the centre of the village or nearby villages.

All tins, plastic, cartons, polystyrene trays, pizza boxes etc. to be put in clear plastic bags provided and stored at the property, this will be disposed of by the property owners.

All vegetable waste to be put on the compost.

All protein and carbohydrate food waste, nappies, tissues, absorbent paper and sanitary waste to be disposed of in black bin liners and then put in the green bin provided.

General
We accept smokers but would appreciate you smoking outside. If the house needs to be fumigated, due to excess smoke, a minimum charge of £50 will be levied.

During the rental period, please ensure the property is left secure when all guests are away from the property and the gates are closed at all times.

We welcome your pets, but they are not allowed on the furniture or beds, a charge may be levied if there is an unacceptable amount of pet hair on either furniture or beds.

All dog excrement must be cleaned up. In all areas of the garden, including the enclosed field. An extra charge may be made for cleaning up excrement after your pet.

Dog excrement is unacceptable and could be an extreme hazard to our next guests.

Car parking within gated gardens at owner’s risk.
